First Gulf is seeking a Junior Building Operator to join our team in Toronto.

As Junior Building Operator, you will be responsible for providing maintenance and operations services for our commercial retail portfolio, ensuring all Great Gulf standards and quality are upheld. Reporting to the Senior Operations Manager, you will ensure that assigned properties are maintained safely and to the highest level of operational efficiency.

Key Responsibilities:

  • Assist the Building Operator in carrying out the day-to-day execution of operations and maintenance programs to ensure uninterrupted tenant operations and asset integrity is maintained.
  • Respond to and service tenant requests, work orders, and emergencies in a professional manner, while ensuring completed work meets quality and timely response standards.
  • Perform daily rounds of properties and log entries.
  • Complete preventative maintenance tasks on roof inspections, exterior lighting inspections, plumbing, mechanical, irrigation, and life safety systems.
  • Conduct regular checks of properties for any potential trip hazards, and report findings to the Senior Operations Manager.
  • Monitor the work of contractors/external service providers to ensure adherence to service contract agreements and/or scope of work, including snow removal, landscaping, weed control, litter pick-up, and waste disposal services.
  • Perform regular inspection of common facilities rooms: inspect operation of doors (man door & overhead) to ensure proper function, report any deficiencies to the Senior Operations Manager, and carry out minor repairs or contact a service provider for technical repairs.
  • Provide seasonal painting and general building maintenance/repairs (lighting, lock changing, door repairs) as required.
  • Understand the basic operation of Fire Protection Systems, including the Fire Alarm Panel and Sprinkler System.
  • Where applicable, perform daily emptying of exterior litter bins and pick up exterior litter in parking lots, sidewalks, and grass areas.
  • Demonstrate proficiency in the proper use of basic hand tools (e.g., socket sets, wrenches, pliers, screwdrivers, saws, hammers, etc.).
  • Understand correct usage of power tools (pneumatic, electric, or engine-driven), including drill motors, saws, grinders, and impact wrenches.
  • Ensure that mechanical rooms and all other work areas are kept in a safe, clean, and organized state, including completing any required painting.
  • Work in compliance with the Occupational Health and Safety Act and other applicable codes.
  • Escalate unusual events/occurrences to the supervisor or management team.
  • Identify problem areas and develop/initiate corrective action.
  • Prepare occurrence reports on problems encountered, with feedback and/or action taken.
  • Support the appearance and safety of the property.
  • Work independently and be available for on-call/standby coverage after regular business hours, responding to emergency calls on a rotational schedule.

Qualifications:

  • High school diploma required; post-secondary certificate or diploma in Building Environmental Systems (BES), HVAC, Facilities Management, or a related trade is an asset.
  • 1–3 years of experience in building operations, maintenance, or a related trade (co-op or apprenticeship experience considered).
  • Working knowledge of mechanical, electrical, plumbing, and life safety systems, including fire alarm panels and sprinkler systems.
  • Comfortable and proficient using hand tools (socket sets, wrenches, pliers, screwdrivers, saws, hammers) and power tools (drills, saws, grinders, impact wrenches).
  • Basic computer literacy for logging inspections and work orders; familiarity with Microsoft Office is an asset.
  • Working knowledge of the Occupational Health and Safety Act and applicable building codes.
  • Valid G driver’s license may be required, depending on portfolio travel needs.
  • Ability to work independently, manage multiple priorities, and respond to on-call/emergency situations outside regular business hours.
  • Strong communication skills, with the ability to interact professionally with tenants and contractors.
  • Self-motivated with a proactive, solution-oriented mindset and strong attention to detail.

Physical Requirements:

  • This is an on-site, physically active role based across assigned properties.
  • Ability to lift and carry up to 25–50 lbs, climb ladders, and work at heights (e.g., roof inspections).
  • Ability to work outdoors in all seasons and weather conditions.
  • Ability to stand, walk, kneel, and bend for extended periods while performing rounds and repairs.
  • Availability for on-call/standby rotation, including evenings, weekends, and holidays as required

Compensation

  • Pay Range: $20.00 - $24.00 per hour
