We are seeking a talented and experienced Territory Operations Manager to join our team in Texas. (Austin/ Houston/San Antonio)
The Territory Manager for single-family rentals focuses on maximizing the financial performance and value of a portfolio of rental properties within a specific geographic area. This role involves oversight of the property management team, financial performance, and strategic planning to ensure profitability and property value.
KEY RESPONSIBILITIES
Financial Management:
- Monitor and analyze rental income and expenses to ensure profitability.
- Review and analyze financial reports, including budgets and forecasts.
- Oversee contract award process alongside property manager, ensuring appropriate tendering procedures are followed and making recommendations to ownership on contract awards.
- Oversee rent collection and manage tenant accounts.
Property Management:
- Oversee property maintenance and repairs teams, ensuring timely responses to resident requests.
- Develop and implement property maintenance plans to minimize costs and maximize property value.
- Conduct regular property inspections to identify potential issues and ensure quality standards.
Strategic Planning:
- Develop and implement strategies to maximize rental income and property value.
- Identify opportunities for property upgrades and improvements.
- Monitor market trends and adjust strategies accordingly.
Team Management
- Supervise property managers or other staff members.
- Provide guidance and support to ensure efficient operations.
COMMUNICATION/INFLUENCING OTHERS
- This position requires in-person, written, email and phone communication with the internal Build-to-Rent team, colleagues from other departments, consultants, and senior management as well as third party clients and partners.
EDUCATION, EXPERIENCE, AND QUALIFICATIONS
- Bachelor’s degree in Business Administration, Real Estate or related field.
- 3-6 years of experience working in operations in the Single family or multi family rental industry
- Experience understanding financial statements, budgeting, and investment analysis.
- Knowledge of building maintenance, repairs, and tenant relations.
- Ability to communicate effectively with tenants, contractors, and other stakeholders.
- Proven experience identifying and resolving issues effectively.
- Detail oriented, multi-tasker, professional and self motivated.
- Proficient in MS office
- Previous experience having oversight of property management teams.
SUPERVISION & BUDGET AUTHORITY
- Provide direction, guidance, and support for employees to ensure that corporate directives and polices are understood and achieved.
PHYSICAL REQUIREMENTS
- Home Office, sitting at desk, attending meetings virtually and in person.
- Travel to and from meetings – use of personal vehicle.
